About the role

In the role of Property Manager, you are responsible for the development of our properties and for increasing the value of the properties and our areas in a business-like and customer-oriented manner. The role is broad, and the portfolio primarily consists of residential properties.

We expect you to work proactively on-site and collaborate closely with our leasing and administration staff, property technicians, and property maintenance personnel. You will have a leadership role, where you lead and support the operational staff in their daily work.

You contribute to creating and developing good relationships with tenants, contractors, municipalities, and authorities, which requires experience in customer contact. In this role, you have ongoing contact with our tenants and are responsible for handling property management-related issues. You also engage tenants and other local actors to jointly create and maintain a safe and pleasant environment.

Your profile

You have experience working as a Property Manager and hold a university, college, or vocational higher education degree in property management. We are looking for someone who is self-motivated and has several years of experience in residential property management, as well as experience in leading and coordinating work together with colleagues and contractors.

As a person, you thrive with responsibility, both for the maintenance and condition of the properties and for the well-being of the tenants. You see the value of planning your work, both independently and with colleagues. Since this role involves frequent contact with our tenants, you should have prior experience in customer-facing roles.

We are looking for someone who has:

  • Experience with new construction and renovation projects for residential properties.
  • Experience with rent negotiations.
  • Documented experience and competence in property law.
  • Experience with budgeting.
  • Experience with regulatory requirements and environmental issues, such as HVAC inspections, elevators, and doors.
  • A comprehensive understanding of areas such as electricity, ventilation, heating systems, building technology knowledge, and maintenance planning.
  • An analytical ability to identify solutions and development opportunities.
  • Experience working with relevant digital systems. Experience with various modules of Vitec is a merit.
  • Good communication skills in both speech and writing.

The role is broad with many contact points, making collaboration a central part of your work.

You will be based at our property management office in Växjö and will be part of a cohesive team consisting of leasing and administration staff, the Property Manager, property technicians, and property maintenance personnel. You will report to the Property Manager in Växjö.

As a Property Manager with us, you will work with tasks such as:

  • Preparing and executing maintenance plans, monitoring utility consumption, and ensuring compliance with regulatory requirements.
  • Budgeting and financial follow-up for the properties you are responsible for.
  • Invoicing related to the properties.
  • Participating in tenant activities and events.
  • Customer care and contributing to satisfied tenants.
  • Actively contributing to a good atmosphere at the workplace, which we are all responsible for!

The position is a permanent employment preceded by a six-month probation period, starting as agreed.
